1. Sellers not considering seller financing.
2. Buyers requiring an SBA loan.

Due to the high default rates in some industries primarily caused by loans written against strong businesses prior to the great recession, the SBA has significantly tightened up requirements for loans against "high risk" industries -- basically, you need collateral and recent, direct experience in that industry to qualify for a loan. Therefore, if you are a seller or buyer in a high risk industry, securing an SBA loan for your business sale or acquisition will be very difficult. Seller financing is often the only option.
